Park Homes

Park homes are prefabricated homes built in factories, rather than on site, and then taken to the place where they will be occupied. They are usually transported by trailer over public roads to park home sites which are often in rural areas or high-density developments.

While these homes are usually placed in one location and left there permanently, they do retain the ability to be moved as this is a requirement in many areas. Behind the cosmetic work fitted at installation to hide the base, there are strong frames

 

The generic term “Park Home” refers to a mobile home which is used for residential purposes. A Park Home is a prefabricated unit which means it is manufactured off site and then delivered by the manufacturer and sited in its final position on site. Usually, a Park Home is situated on a Park Site rather than on private land as a stand alone dwelling. There are hundreds of recognised Park Home sites in the UK. Information on the majority of these sites is contained in industry specific publications such as the “Residential Home Parks” Directory published by the “British Holiday & Home Parks Association” (BH&HPA). A residential Park Home site is legally obliged to have a current recognised site licence as required under the “Caravan Sites and Control of Development Act” 1960. Park Homes are built in many different styles to varied individual tastes with one Park Home rarely looking like another either externally or internally. However, they must be manufactured to official BS3622 standards rather than BSEN 1647 standards. BS3622 sets down detailed requirements regarding stability and structural integrity, weather resistance, adequate ventilation, drainage and sanitation, adequate means of escape, satisfactory thermal & sound insulation, the safe installation of electrical services and gas / oil fired installations and windows and doors. BSEN1647 is less rigorous with units built to this lesser standard not designed to be inhabited over the colder winter months. A Park Home is typically a single storey timber framed prefabricated residential building which sits on a steel chassis. It can be finished with exterior rendering or cladding with roof tiles made from durable coated steel. However, Quote Desk are flexible enough to cater for Park Homes which are built of different materials. A Park Home can vary in width and size from 20ft wide to 60 foot long. Dimensions are constantly changing and being adapted to suit individual tastes and local and national government legislation. Legally, Park Homes are covered by the “Mobile Home Act” 1973 which has subsequently been amended by the “Housing Act” 2004.

There are approximately 2000 Park Home parks in England comprising about 80,000 Park Homes and up to 140,000.00 Park Home residents. Prices for Park Homes vary but retail from £20,0000.00 to over £300,000.00. There is a thriving market in used units which hold their value very well compared with traditional Static Homes. A Park Home owner on a recognised Park Home site would typically own the Park Home itself but rent the piece of land or pitch from the Park Home Site Owner. Annual rents or pitch fees vary greatly from park to park and are heavily influenced by the amenities provided by the site owner such as recreational Park facilities and site location. Park Homes sites vary in size from several units to many hundreds of units.
